Clarifications and General Conditions

For a transparent collaboration, we have detailed below the main definitions and terms that form the basis of our property management and corporate rental services.

Properties What does "modern residential property" mean?

By "modern residential property" we mean any apartment, villa, or studio built or renovated after 2010, equipped with functional plumbing and electrical installations, furniture and appliances in good condition, and connected to public water, electricity, and internet networks. We do not include temporary constructions, annexes, or non-residential spaces.

Rental What does the corporate rental service cover?

The corporate rental service is exclusively for legal entities (companies, LLCs, sole proprietorships) that rent homes for employees or business partners. Contracts are concluded for a minimum period of 6 months and include document verification, digital contract signing, and assistance throughout the stay. We do not offer hotel-type rentals or rentals shorter than 30 days.

Guarantee What is the policy regarding the guarantee and deposit?

For each rented property, a security deposit equivalent to one month's rent is charged, which is fully refunded within 14 days of handing over the keys, provided the home is returned in the same condition (normal wear and tear excepted). Any damage or missing items will be deducted from the deposit based on a report signed by both parties.

Viewings How are viewings scheduled and who can attend?

Viewings are scheduled exclusively through the contact form or by phone, with a minimum notice of 24 hours. Only the person who will sign the contract or a legal representative of the company may attend the visit. We do not accept group viewings or viewings outside business hours (Monday–Friday, 09:00–18:00).

Documents What documents are required to conclude a contract?

For individuals: identity card, proof of income, or employment contract. For legal entities: certificate of incorporation, articles of association, and authorization of the signatory. All documents must be valid on the date of signing. Dmacchousing reserves the right to request additional documents from clients who do not have a rental history.

Maintenance Who is responsible for repairs and routine maintenance?

Major repairs (installations, roof, structure) are the responsibility of the owner. Routine maintenance (light bulbs, faucets, worn-out appliances) is the tenant's responsibility, except in cases where the defect is caused by normal wear and tear. Dmacchousing mediates any technical complaint within 48 business hours of notification.

You can request a viewing directly through the contact form on the property page or by calling 0770885020. An agent will confirm the available time slot within a maximum of 2 hours.

For individuals: ID card, proof of income, and a guarantee equivalent to one month's rent. For corporate clients: certificate of incorporation, tax identification number, and the contract signed by the legal representative.

After submitting the complete documents, the verification process takes between 24 and 48 working hours. You will receive a written response via email, including the proposed terms.

Yes, we provide assistance throughout the entire contract duration: technical interventions, contract renewal, and moving consultancy. You can write anytime at info@dmacchousing.com.

Viewings are free. Property reservation is made after signing the contract and paying the guarantee, with no hidden additional costs.

If you have submitted the documents but have not signed the contract, you can cancel the application by emailing info@dmacchousing.com. If the contract has already been signed, cancellation is done according to the contract terms.
